Garachico was the island’s main port until a volcanic eruption buried much of the town and its harbour in 1706. The lava formed El Caletón, the natural rock pools that now draw swimmers in summer. The old town, with its squares and convent, is small and well preserved.

Further west, Los Silos sits on a coastal plain among banana plantations. Life here is quiet and local, with the Teno mountains as a backdrop.

The place. A small, pretty village on the same coastal shelf as Buenavista, with a church square, banana fields around it and sea pools at the edge. Its hamlets run from the coast up towards Erjos and Tierra del Trigo, where the climate and the feel change quickly.

What's for sale. Very few homes. Small flats make up half the listings, and most of the rest are detached houses with land. Notary sales here include many small older flats and modest rural houses, so the average house price looks very low next to what is listed.

Market movement. Of 22 homes listed on 20 September, 14% had left the portal by 1 November and 14% had cut their price (typically by 11.5%). Another 11 new listings were still for sale on 1 November. With so few homes, treat this as a rough guide.

Who it suits. Buyers who want village life, walking and the sea, with little need to go to the capital. With so few homes on offer, patience matters: the right one may simply not be on the market this year.

Check before buying.

  • The TF-42 is your link east and has been closed by rockfall before.
  • Look closely at access and water on rural plots.
  • Everyday shops are small and local, so the big weekly shop means Icod.

The place. Garachico was once the island's main port until the 1706 eruption buried the harbour under lava. That lava now forms the El Caletón sea pools, and the rebuilt old town is a protected historic area, one of the best preserved on the island. A small marina has given the seafront a new use.

What's for sale. Only 45 homes, mostly detached houses, with a smaller group of flats. Town houses come up rarely. Listed prices sit well above Icod's for a town this size, because people pay for the setting.

Market movement. We have counted this town only since 13 October, too short to read a trend. So far, out of 40 homes: left the portal 2, price cut 1.

Who it suits. Lovers of historic towns and the sea, second-home buyers, and anyone who likes a village that stays alive when the day visitors leave.

Check before buying.

  • Works in the protected centre need heritage approval, so cost a renovation before you agree a price.
  • Homes on the waterfront face Atlantic storms and salt air.
  • Check the Coastal Law position on anything near the shore.
  • The nearest big supermarkets and the hospital are in Icod.

How long the licence takes

If you want to build or renovate, this is the biggest variable, and it depends almost entirely on the town hall. These are our estimates, not measurements.

How to read the numbers
  • Homes for sale is what we counted on the main property portal on 1 November 2026. A home listed twice at the same size and price counts once.
  • Typical asking price is the middle listing: half ask more, half ask less. The middle-half range cuts off the cheapest and dearest quarters.
  • Recorded sale prices come from Spain's notaries: an average over the 12 months up to about late summer 2026. Notaries see every sale, including older homes that never reach the portals, and very expensive sales are underweighted. So the gap between sale and asking figures is not the discount a buyer should expect. It mostly shows that the two sets contain different homes.
  • Market movement runs from the first week we had a complete count of the town. A home that left the portal may have sold, or the owner may have withdrawn it. Eight towns have about six weeks of history; nine have under three, which is too short to read anything into.
  • Drive times are calculated routes in free-flowing traffic. Allow more at rush hour, especially on the TF-5.
  • Rents are asking rents, shown only where at least 10 flats were listed.
What applies in every town

Holiday lets. The Canary Islands law of December 2025 (Law 6/2025) changed the sums for anyone buying for holiday income. Do not assume a home can be let to tourists because the seller does it today.

  • A new holiday let on residential land needs a home at least 10 years old, unless the town's plan lowers that.
  • Where a town has no specific plan, holiday-let beds are capped at 10% of the residents in each population centre and each census section. Detached homes are allowed in principle. Rural settlements have their own density limits. Municipalities classed as facing depopulation get softer limits (five years and 20%).
  • A building's statutes or its owners' vote can rule it out.
  • New permissions last five years and then need renewing.
  • Holiday lets already registered have transition rules: owners who run their own can apply to keep the use within five years, and others have five years, extendable to ten at most in specific cases.
  • A declared stressed housing zone suspends new holiday lets automatically.

Each town is still working out its own plan, so ask the town hall about the specific address.

Near the sea. Spain's Coastal Law restricts building and renovation in a strip behind the shoreline, generally 100 metres and 20 metres in some older urban areas. Check before buying anything close to the water.

Rural land. The north has many houses on farm terraces. What you may build, extend or legalise depends on how the land is classed, so check with the town's planning office before you rely on any extension or plot potential.

Weather. The north coast is greener, cloudier and more humid than the south, and mild all year. Altitude matters more than the map suggests: a few hundred metres uphill can mean more cloud and cooler evenings. Damp is a real point to check in older houses.
