Invest on Tenerifefrom abroad

For international private investors and developers with €5–30M for a residential project. One contact on the island for land, numbers, licences, building and sales.

Who this is for

A project here, without a network here

You have the capital, and you may know the island from visits or a home here. What you lack is someone on the ground who can tell a good plot from a bad one, knows what a licence really takes, and shows you numbers you can check.

  • Private investors and family offices

You want a real project you can visit and understand, with your own capital and a horizon of three to five years.

  • Entrepreneurs after a sale

You have sold a business and want part of it in property, without building a local organisation first.

  • Small and mid-sized developers from abroad

You know how to develop, but not this island: its plans, town halls, builders and buyers.

  • Probably not for you

Funds placing €100M or more, or anyone who needs their money back within two or three years. We will tell you when another market fits better.

What we do

From plot to handover

You decide and invest. We do the work on the island and report to you in plain numbers.

Own a plot? Ask for a study →
  • Finding land

Plots that are for sale and owners we approach ourselves, each with its classification, buildable area and expected licence time.

  • Numbers you can check

Sales values, building costs and margin, with a stress test for lower prices and a longer licence period. Based on what homes nearby actually sold for and on builders’ quotes, with a first view of a plot within days.

  • Seeing it before it exists

The project rendered into photos of the site, at the scale the plan allows.

  • Licences and building

Together with local architects, lawyers and builders, from licence application to handover.

  • Selling the homes

Marketing to international and local buyers in four languages, with every enquiry on record so you can see what is selling and why.

  • How you invest, and how we earn

You invest directly or through your own company; we do not pool or hold investors’ money. We earn fees for land sourcing, sales and project management, agreed up front.

Why this works here

Attractive for a private investor

Your budget carries weight here, you sell to buyers you already understand, and you end up with a project on an island you will want to visit.

3%
Of the province’s yearly new-build sales: that is what a 100-home project comes to. A size the market can absorb, on an island where big funds are not lining up for the same deals as in Madrid. Our calculation from Registradores 2025
30%
Of purchases in the province came from foreign buyers in 2025. Your end buyers are international too, so you sell to people you understand. Registradores

About what a buyer pays in tax on a new home, against 10,75 to 11,5% elsewhere. On €500.000 that is around €15.000 less, which supports your sales price. Regional rates 2026
−36%
From the 2007/08 peak to the low in the province, against 48 to 52% in the other four. The smallest fall, and still one to plan for. Tinsa

And it is a project you can enjoy: an average of 18 °C in January, a few hours’ flight from most of Europe, on an island you will want to come back to.

Past prices say nothing about future returns. No published figures compare project margins by market, so we work those out per plot.
