Buying on Tenerife
Most purchases take two to three months. This is how it works for international buyers, and what it really costs on top of the price.
Your foreigner’s tax number and an account for the payments. We help you arrange both, also from abroad.
In person, or by live video if you are not on the island yet.
Your lawyer checks the registry (nota simple), debts, licences and the community of owners before you commit.
A small deposit, often around €3.000, takes the home off the market while the checks finish.
Usually 10% of the price. If you withdraw you lose it; if the seller withdraws, they pay it back twice.
About one to two months later you sign the deeds, pay the balance and get the keys.
Taxes are paid, the home is registered in your name and the utilities move over. We can take it from there.
Off-market search
Many of the best homes on the island are sold before they are ever advertised. Tell us what you are looking for and we search for you.
