TownsSanta Úrsula

Santa Úrsula, La Victoria and La Matanza line the TF-5 east of the Orotava valley. These are places where people live, with weekly markets, local restaurants and neighbourhoods of family houses and villas.

The cliffs below form part of the Costa de Acentejo protected landscape, so the view towards the sea stays open. Santa Úrsula also has a long-established international community, especially around La Quinta.

The place. The town where the valley ends and the wine slopes begin, with a fast-growing population of about 15,400. La Quinta and Cuesta de la Villa look over the valley and the sea from the coastal side of the motorway. The town centre above it is more everyday and local.

What's for sale. Two markets. Cuesta de la Villa, mostly villas, asks a typical €785,000, and detached homes across the town ask €950,000, the highest in this guide. The flats, around town and at La Quinta, ask a typical €245,000. This is one of three towns here where recorded house sales average more than €350,000.

Market movement. Of 85 homes listed on 16 September, 20% had left the portal by 1 November and 7% had cut their price (typically by 3.5%). Another 25 new listings were still for sale on 1 November.

Portal price index. The portal's own index for the town was +15.5% over the year to May 2026, at about €2,400 per m². This is an index of what sellers ask, and it swings in small markets.

Rents. 12 flats listed for rent ask a typical €938 a month for 85 m². Per square metre, that is about 5.9% a year of the typical flat's asking price, before costs and tax.

Who it suits. Buyers who want a sea-view villa with the airport, Puerto and La Villa all nearby. Also commuters, if they can live with the TF-5.

The place. A small working town on the wine slopes, with terraces of vines above the motorway and a coast that is mostly cliffs. It is known for its wine and its local life, not for visitors.

What's for sale. A small market of 22 homes. Detached houses on land ask far less per square metre than around Santa Úrsula, and flats are few but consistently priced around €2,700 per square metre.

Market movement. We have counted this town only since 13 October, too short to read a trend. So far, out of 20 homes: left the portal 3, price cut 5.

Who it suits. Local families and commuters on a budget, and buyers looking for a house with vines or garden, close to the motorway.

Check before buying.

  • Motorway noise on homes nearest the TF-5, and the morning queue.
  • Farm-terrace plots: ask what is legally built and how the land is classed.
  • The health centre was reported as run down in 2023; ask how it stands today.

The place. The neighbour of La Victoria, on the same wine slopes, with a coast of protected cliffs at Costa de Acentejo. It is quiet and residential, and only about 20 minutes from the airport and Santa Cruz in free-flowing traffic.

What's for sale. About 35 homes: a mix of flats, town houses, semi-detached and detached houses. Detached prices vary widely, and three homes ask more than €1 million. Recorded sales for houses are low, at about €890 per square metre with a large average size, which points to many older rural houses.

Market movement. We have counted this town only since 13 October, too short to read a trend. So far, out of 36 homes: left the portal 3, price cut 2.

Who it suits. Commuters to the metropolitan area who want more space, and buyers looking for sea views at less than Santa Úrsula or El Sauzal charge.

Check before buying.

  • Slopes are steep, and access roads can be narrow.
  • The protected coastal strip limits what can be done close to the cliffs.
  • Beach access is limited; the nearest easy sea is El Pris in Tacoronte.

How long the licence takes

If you want to build or renovate, this is the biggest variable, and it depends almost entirely on the town hall. These are our estimates, not measurements.

How to read the numbers
  • Homes for sale is what we counted on the main property portal on 1 November 2026. A home listed twice at the same size and price counts once.
  • Typical asking price is the middle listing: half ask more, half ask less. The middle-half range cuts off the cheapest and dearest quarters.
  • Recorded sale prices come from Spain's notaries: an average over the 12 months up to about late summer 2026. Notaries see every sale, including older homes that never reach the portals, and very expensive sales are underweighted. So the gap between sale and asking figures is not the discount a buyer should expect. It mostly shows that the two sets contain different homes.
  • Market movement runs from the first week we had a complete count of the town. A home that left the portal may have sold, or the owner may have withdrawn it. Eight towns have about six weeks of history; nine have under three, which is too short to read anything into.
  • Drive times are calculated routes in free-flowing traffic. Allow more at rush hour, especially on the TF-5.
  • Rents are asking rents, shown only where at least 10 flats were listed.
What applies in every town

Holiday lets. The Canary Islands law of December 2025 (Law 6/2025) changed the sums for anyone buying for holiday income. Do not assume a home can be let to tourists because the seller does it today.

  • A new holiday let on residential land needs a home at least 10 years old, unless the town's plan lowers that.
  • Where a town has no specific plan, holiday-let beds are capped at 10% of the residents in each population centre and each census section. Detached homes are allowed in principle. Rural settlements have their own density limits. Municipalities classed as facing depopulation get softer limits (five years and 20%).
  • A building's statutes or its owners' vote can rule it out.
  • New permissions last five years and then need renewing.
  • Holiday lets already registered have transition rules: owners who run their own can apply to keep the use within five years, and others have five years, extendable to ten at most in specific cases.
  • A declared stressed housing zone suspends new holiday lets automatically.

Each town is still working out its own plan, so ask the town hall about the specific address.

Near the sea. Spain's Coastal Law restricts building and renovation in a strip behind the shoreline, generally 100 metres and 20 metres in some older urban areas. Check before buying anything close to the water.

Rural land. The north has many houses on farm terraces. What you may build, extend or legalise depends on how the land is classed, so check with the town's planning office before you rely on any extension or plot potential.

Weather. The north coast is greener, cloudier and more humid than the south, and mild all year. Altitude matters more than the map suggests: a few hundred metres uphill can mean more cloud and cooler evenings. Damp is a real point to check in older houses.
